Five Easy Steps to Smooth Home Sales 

As a realtor, you are there for some of your clients’ biggest life moments, from their first home to their forever home. Making the process as easy as possible is important to both you and your buyers. Follow this guide for five steps to help as you walk through the sale process to keep it smooth and easy. 

Identify Their Needs 

Most people have a wish list of what they want in a house, but they may not understand how that translates when looking at the house itself. Such as with square footage, your client may see a number without understanding how that will translate in usable space. When you meet with your buyer, go over their wish list with them. Then as you look at available listings, go through and help them see how it meets their needs. This will help your clients trust you and feel comfortable when they are ready to make their purchase.   

Help Them Understand Their Budget 

First-time buyers, and multiple homeowners, often have a general idea of the amount they want to spend without realizing how much the costs will total by the time they sign on the dotted line. You can help them set their budget by going over the costs, both upfront and hidden. You can do this by discussing their expected prices, then walk them through the costs up through closing. This includes one-time charges, like closing and down payment, and ongoing, such as mortgage and taxes. By giving them a clear idea of what they will be spending, they can choose their dream home, without breaking the bank. 

Show Them Select Houses  

Once you know what your buyer is looking for, and their budget, you should create a list of where to take them. When you get to each house, your buyer probably has a checklist ready for what to look for and see. Familiarize yourself with this list so that you are ready to answer any questions or handle any concerns before they arise. Additionally, having spoken with them before going to a viewing, you know what they will be looking for in their house. By giving this personal touch, you will help your clients feel comfortable with you as a realtor and with the house once they decide to buy.   

Get the Paperwork in Order 

After your clients have chosen their house, it is time to get started with the paperwork. Before you begin, make sure that you have it organized and ready, to avoid any delay in the process. Using real estate document services, you can keep track of the paperwork online and off to ensure nothing is misfiled, damaged or lost. Take the time to go through each document, so there are no surprises for your clients that could cause unnecessary delays to your sale. Your clients will thank you as you help them through the process.  

Finalize the Sale  

As you complete the sale process, there are several steps your client will want to complete on the closing day. Before the day of, send your client a checklist they can use to help as they get ready. Help your clients as you bring them through their final walk-through and signing of all the paperwork. Many new homeowners may start to feel anxious about their purchase and will look to you for reassurance with their acquisition. You can help them with this by reminding them of what they love about the house and visualizing their future in it. Your clients will thank you as you hand them the keys to their new home.
